What It Costs to Build in Scottsdale ($800K-$2.5M)

Custom home costs in Scottsdale vary with lot, square footage, finish level, and site conditions, but the large majority of Morgan Taylor Homes’ Scottsdale-area builds fall between $800,000 and $2.5 million all-in. Within that range, buyers are typically choosing between:

  • A semi-custom home from our proven floor plan library, such as The Monaco at just over 4,000 square feet, adapted to the lot, in the lower-to-middle part of that range.
  • A fully custom home through our Tailored program, designed from scratch with elevated standard finishes like GE Cafe appliances and Delta Trinsic plumbing fixtures, typically in the middle-to-upper part of the range depending on finish level and square footage.
  • Larger view-lot builds, which tend to sit at the higher end given lot premiums and elevated finish expectations.

As with every Morgan Taylor Homes project, you receive a clear, all-in price before construction begins, often within 48 hours of your initial lot review, including site-specific costs tied to grading, HOA requirements, and utility work particular to your lot.

Guard-Gated Communities and Architectural Review

Building in a guard-gated community adds a layer most buyers don’t anticipate: architectural design review. Many of Scottsdale’s guard-gated communities have their own committees that review exterior elevations, materials, and siting before a permit can move forward. A builder who has already been through that process repeatedly in the area can anticipate revisions before they cost you time.

Schools and Recreation Nearby

Scottsdale is served by the Scottsdale Unified School District, with private and charter options such as Basis Scottsdale also available.
