What “Build On Your Lot” Actually Means

Build-on-your-lot is exactly what it sounds like. Instead of buying a home in a builder-owned subdivision, you bring the land, whether it’s acreage in Rio Verde, a lot in Scottsdale, a hillside parcel in Sedona, or a property you’ve owned for years in Cave Creek, Laveen, or Fountain Hills, and the builder handles design, permitting, and construction on that specific site. It’s the right fit for buyers who already have land, want more site-specific control than a production home offers, and want a single company managing the process from evaluation through move-in.

Step 1: Locate

Every BOYL project starts with the land. If you already own a lot, our team evaluates access, utilities (well and septic vs. municipal service), grading and drainage, setbacks, easements, and any HOA or architectural review requirements tied to the property. If you’re still searching for land, we can help you locate a home site that fits your budget and design goals. This step exists to catch expensive surprises early, before you’ve committed to a floor plan that doesn’t actually fit the lot.

  • Topography and grading, since hillside and wash-adjacent lots require different foundation and drainage approaches.
  • Utility access, including whether the lot is on a well, septic, or connected to municipal water and sewer.
  • Setbacks and easements that affect where the home can actually sit on the parcel.
  • HOA architectural guidelines and jurisdictional requirements, which vary widely depending on the county and community.

Step 2: Purchase

If you don’t yet own land, this step is where we help you finalize the right lot for your budget and lifestyle. If you already own your lot, this is where we lock in the scope of work and your all-in, upfront price, typically within 48 hours of the initial site review. Step 3: Design

Once the lot and pricing are set, you choose how much customization you want. Most BOYL buyers start from our library of proven floor plans and adapt them to the lot’s orientation, view corridors, and any local design requirements. Buyers who want to design something entirely their own move into our Tailored custom program, which starts from a blank page rather than an existing plan and includes a more in-depth design studio experience, sometimes with vendor showroom visits alongside your designer.

Every BOYL client visits our design studio in North Scottsdale, where a dedicated design team walks you through hundreds of finish, fixture, and upgrade options, including flooring, cabinetry, countertops, plumbing fixtures, and exterior elevations.

Step 4: Construction

A dedicated superintendent manages your build from groundbreaking to final walkthrough, with regular updates so you always know where the project stands. How Long Does It Take?

Timelines vary with site complexity, custom vs. semi-custom scope, and permitting jurisdiction, but most BOYL projects with Morgan Taylor Homes move from signed contract to move-in within 9 to 14 months. Lots requiring significant grading, well or septic installation, or extensive custom design work run longer. A straightforward, utility-ready lot with a semi-custom plan can move faster.
